Project Background
Callaghan Electrical delivered the full electrical fitout for PCI Pharma Services’ new 82,000 sq. ft. pharmaceutical packaging facility at CityNorth Business Campus, Meath.
Developed by McGarrell Reilly and built by Fajon Construction, the project forms a key part of PCI’s European expansion strategy, increasing capacity for the final assembly, labelling and packaging of pharmaceutical products - particularly injectable therapies and drug-device combination products such as autoinjectors.
The state-of-the-art facility supports commercial pharmaceutical packaging, sterile injectables, oral solid dose products, temperature-controlled storage and integrated logistics.
Designed to meet the highest sustainability and technical standards, the building targeted LEED Gold certification and achieved an A3 BER rating, incorporating advanced energy-efficient systems, rainwater harvesting and enhanced environmental controls.
The project was delivered in two phases: a base build shell fitout requiring full electrical fitout followed by an internal production and operational electrical fitout.
Challenge
This was a large-scale, high-specification pharmaceutical project with strict compliance, sustainability and operational requirements.
Key challenges included:
Delivering an 82,000 sq. ft. facility to pharma-grade standards
Meeting LEED Gold and A3 BER energy performance targets
Coordinating across multiple stakeholders including design team, main contractor, specialist fitout teams and PCI Pharma Services teams.
Completing a highly aggressive Phase 2 fitout programme within just five months
Ensuring all systems were designed to support clean rooms, temperature-controlled environments and future production expansion

Solution - Phase 1, Base Build
Callaghan Electrical completed the full electrical installation for the base build shell, providing the critical infrastructure required to support future operational fitout.
Works included:
Installation of main electrical panels and distribution systems
General power and electrical services
Internal lighting including office and open-plan areas
Emergency lighting systems
Fire alarm installation and wiring
External electrical works
Electrical works to lorry bays / roller doors
Bathroom lift installation
Preparation of infrastructure to support future production systems.
Solution - Phase 2, Base Internal
Appointed as the electrical fitout partner for Phase 2, Callaghan Electrical delivered a full operational electrical installation across the entire premises under a highly compressed timeline. The fitout covered:
Open warehouse areas
Two-storey office accommodation
Four production areas
Clean rooms
Ground floor operational space
Works included:
Lighting and general electrical services throughout
Fire alarm and fire detection systems
Aspirating smoke detection systems
Electrical installations for production areas and clean rooms
Changing facilities
Warehouse power and services
Cold rooms and freezer room installations
Installation and commissioning of a busbar system to support current and future production systems
The team coordinated closely with other trades and specialist suppliers to ensure seamless integration of electrical systems into regulated pharmaceutical production environments.
