Challenge

The project required the delivery of a complex, large-scale electrical infrastructure across a multi-unit residential development.

Key challenges included:

Coordinating works across three separate apartment blocks simultaneously
Delivering full electrical fit-out across 436 units within a strict 15-month programme
Managing integration across multiple disciplines including life safety, lifts, fire safety, access control, security and communication systems
Ensuring seamless coordination with multiple project partners i.e. end client, consultants, architect, main contractor, sprinkler and mechanical specialists
Maintaining programme efficiency while delivering to the highest safety and compliance standards

Callaghan Electrical was responsible for delivering all electrical works from initial site setup through to final commissioning and unit handover.

Solution

Callaghan Electrical provided full design coordination support, supply, installation, testing, and commissioning of all electrical systems across the development, including residential units, communal areas, amenity infrastructure, and life safety systems.

Key scope of works included:

Power & Distribution

Temporary and permanent ESB connections, including metering for individual apartments and landlord supplies
Main LV distribution boards, sub-boards, consumer units, and submain cabling
Integration of generators and backup power systems
Full internal and external power distribution

Lighting Systems

General and emergency lighting in apartments, corridors, stairwells, plant rooms, underground car park and external areas
Public realm and site lighting in compliance with SDCC requirements
Automated lighting controls and sensor systems

Life Safety Systems

Fire alarm systems across all blocks including linear heat detection carpark basement
Emergency lighting
Disabled refuge systems
AOV (Automatic Opening Vent) systems
Sprinkler system electrical interfaces and controls

Communications & Data

Structured cabling systems for vice/data
Coordination with telecom providers for broadband, TV, and telephone services
Labelling, testing and commissioning

Access Control & Security

Full access control systems across all buildings
Intercom systems and electronic locking systems
Automated gate installations with full LV/ELV integration
CCTV system support infrastructure

Apartment Fit-Outs

Full internal electrical fit-outs to 436 residential units
Power, lighting, sockets, USB outlets, and appliance connections
Integration of kitchen appliances including hob, oven, dishwasher, washing machine, and extract systems

External & Ancillary Works

Site-wide street lighting/landscaping power systems
Bin stores, plant rooms, and communal lighting
Electrical services to ventilation infrastructure
Car park and pedestrian access systems
